What's Included:
(no hidden upgrades required to get started)

  • Council fees 

  • Services and drainage laid from boundary (allowance 15m). Assumed any services that are being connected into are fit for purpose

  • Site scrape to building footprint to 1m offsets – 100mm of topsoil removal and base course to level

  • Raft slab with insulated floor 320mm thick with pod insulation

  • Timber framing – H1.2 prenail framing, and engineer-designed trusses

  • Colorsteel roofing

  • Timber bevelback weatherboard cladding

  • Double glazed thermally broken windows

  • Earthwool insulated with GIB interior linings 

  • Includes installation of 7.5kw Heat pump to living area

  • Level 4 plastering and painting

  • Bathroom and kitchen appliances 

  • ​Gas pipe fit-out for 2 fixtures – Infinity and hob with gas bottle connections

  • Selected flooring from our standard flooring range

What's Not Included:

  • Specification upgrades

  • Resource consents or any surveying consultants if required

  • Earthworks & retaining walls

  • Drainage & services beyond the boundary (including sewer, detention and water tanks if required)

  • Structural Engineering and site-specific foundations 

  • SED wind zones and/or coastal areas

  • Hard and soft landscaping (fencing, footpaths, gardens, letterbox etc)

  • Piling for the foundations
